Launch of Wholesale All-Age Rental Fund

Eureka Group Holdings Limited (ASX:EGH) has successfully closed its first wholesale all-age rental fund, raising $14.35 million in equity alongside a $14.5 million senior debt facility from National Australia Bank. The fund, Eureka All Age Village Fund No 1, officially commenced on 11 August 2026, with Eureka retaining a 30.9% equity stake.

The fund has been seeded with the Barrier Reef Tourist Park, which settled simultaneously with the fund’s launch, and is set to include Benalla Tourist Park shortly, pending Victorian State Revenue Office approvals. Both assets were transferred from Eureka’s balance sheet into the fund, effectively recycling capital.

Strategic Capital Recycling and Growth

This fund structure releases approximately $15 million back onto Eureka’s balance sheet, providing fresh capital to fuel further acquisitions and development projects. With a one-year investment period followed by a five-year hold, the fund targets a total return of 19.8% over its life.

Eureka will earn market-standard fees, including origination, funds management, and development management fees, as well as a 20% carry on any returns exceeding 15% at the end of the hold period. The company also holds first right of refusal to reacquire the seeded communities if the fund winds up after five years.

Acquisition Pipeline and Market Position

The fund launch coincides with Eureka’s ongoing pursuit of more than $120 million in acquisition opportunities currently under due diligence or advanced price discovery. This sizeable pipeline underscores the company’s ambition to expand its footprint in the affordable rental housing sector amid Australia’s systemic housing shortage.

Managing Director and CEO Simon Owen emphasised the fund’s role in accelerating Eureka’s growth strategy beyond its existing ASX capital structure, highlighting the importance of diverse capital pools to address escalating rental pressures and affordability challenges nationwide.
