Partial Sale Unlocks Value from Homeground Accommodation

Macmahon Holdings Limited (ASX:MAH) has taken a significant step to monetise its workforce accommodation asset in Gladstone by agreeing to sell up to 50% of the Homeground village to Allcap Securities. The initial transaction involves a 20% stake based on Homeground’s $52 million book value, with Allcap holding an option to acquire another 30% by December 2029. Despite the partial sale, Macmahon will maintain an 80% interest initially, preserving exposure to the asset’s ongoing performance.

Strategic Cooperation Targets Civil Contracting and Infrastructure Growth

Beyond the asset sale, Macmahon and Allcap have entered a Co-operation Agreement that sets the stage for collaboration on workforce accommodation, civil contracting, and infrastructure projects tied to Inter-Port Global Consolidated Holdings’ (IPG) planned developments in Gladstone and Central Queensland. This framework aims to position Macmahon on preferred panels for civil and infrastructure work arising from IPG’s activities, while encouraging utilisation of Homeground for accommodation needs within a 70-kilometre radius.

Project Velocity: A $20 Billion Regional Infrastructure Catalyst

IPG, backed by Allcap, is spearheading Project Velocity, an ambitious $20 billion integrated freight, logistics, and infrastructure program designed to transform Gladstone into a major container and logistics gateway. The program encompasses new container terminal capacity, an inland port and logistics precinct at Calliope Station, extensive rail infrastructure, cold storage, energy storage systems, and associated industrial developments. This scale of investment is expected to drive substantial demand for civil contracting and workforce accommodation, areas where Macmahon is now strategically aligned.

Macmahon’s Positioning Amid Regional Growth

With 1,392 rooms, Homeground is well placed to support both construction and operational workforces linked to Project Velocity and other major initiatives in the region. Macmahon’s Managing Director Michael Finnegan highlighted the deal as a way to unlock value from a non-core asset while maintaining upside exposure. He also emphasised the partnership’s potential to open new civil infrastructure contracting opportunities tied to one of Australia’s largest regional infrastructure projects.

This move complements Macmahon’s recent contract wins and financial momentum, including a $240 million underground mining contract secured earlier in August, which underscores the company’s expanding footprint across mining and infrastructure sectors. The partnership with Allcap could further diversify Macmahon’s revenue streams and deepen its involvement in Central Queensland’s evolving infrastructure landscape.

Bottom Line?

Macmahon’s partial divestment of Homeground and strategic alliance with Allcap position it to benefit from a major regional infrastructure boom while unlocking asset value.

Questions in the middle?

  • Will Allcap exercise its option to increase ownership to 50% by 2029?
  • How quickly will civil contracting opportunities materialise under Project Velocity?
  • What impact will this partnership have on Macmahon’s overall earnings mix?
