The national portfolio of 307 properties is fully occupied with a weighted average lease expiry (WALE) of 17.5 years and a portfolio weighted average passing yield of 5.56%. Like-for-like rental growth was a healthy 4.0%, including 36 market rent reviews averaging a 7.6% increase.
During FY2026, Arena divested 11 early learning properties for $53.5 million at an 8% premium to book value, reinvesting capital into three new operating properties acquired for $19.6 million and completing 11 development projects costing $87 million at a 6.0% net initial yield. The development pipeline remains active with 29 projects forecasted to cost $228 million, fully funded within the existing $700 million borrowing facility.
The REIT’s balance sheet is conservatively positioned with gearing at 24.5%, up slightly from 22.8% the prior year, and a weighted average cost of debt of 4.2%. Hedging coverage stands at 100%, protecting against interest rate volatility.

On sustainability, Arena achieved carbon neutrality for business operations in FY2025 and reduced emissions intensity by 53%, with solar energy installed across 93% of its portfolio. The REIT is on track to meet its 2030 emissions reduction targets and has secured a 100% sustainability-linked loan margin discount.
Prudent FY2027 Guidance Reflects Edge Uncertainty
Reflecting the unresolved status of the Edge portfolio, Arena has issued FY2027 distribution guidance of no less than 18.0 cents per security, assuming no income from the Edge portfolio beyond the $4 million security pool. The company emphasises a prudent stance given the range of potential outcomes and will update guidance as rental income clarity emerges.
