This deal represents the company’s first binding agreement in the high-density GPU data centre segment, a rapidly expanding area driven by surging demand for AI compute power.
The contract covers the full lifecycle of the facility, including design, engineering, supply, installation, commissioning, and long-term operational management under X2M’s Managed Delivery model. The company expects to recognise the entire project cost as revenue and earn a margin, alongside recurring platform fees throughout the asset’s life.
Queensland Pipeline and Global Supplier Access
This agreement is the first conversion from X2M’s Australian data centre pipeline, which currently totals approximately 150MW, predominantly located in Queensland. Some prospective sites already have development approvals in place, positioning X2M to capitalize on a growing market forecast to require up to $190 billion of infrastructure investment by 2030.
The deal also grants X2M exclusive access to a panel of globally recognised AI chip, compute, networking, energy, and telecommunications suppliers pre-approved by the customer. While the agreement is non-exclusive for the customer to maintain competitive pricing, X2M holds exclusive rights to engage these partners for facility delivery.

The facility will be tailored for GPU-accelerated workloads, which demand the highest power density and cooling capabilities. X2M’s AI integration and management layer aims to optimise usable compute per megawatt, addressing efficiency challenges central to the global data centre build-out. This technology could prove crucial as Australian data centre demand is expected to more than triple from 1.5GW in 2025 to 5.0GW by 2030.
