Elm Grove Fund Begins AEG’s Revenue Platform

Aland Equity Group Limited (ASX:AEG) has turned its first property fund from a development concept into an expected revenue stream, with the 56-lot Aland Elm Grove Estate Fund forecast to generate approximately $4.1 million in net returns by 30 June 2027. The figure comprises $3.37 million in investment management fees and about $725,000 in investment returns as AEG’s 100% owner of the Fund.

The launch converts the 56-lot management rights agreement, which had been formalised for Elm Grove Heights in August, into the first operating example of AEG’s capital-light funds model. Management fees are expected to begin immediately and be paid monthly through to June 2027, giving AEG a recurring fee stream during the sales period rather than waiting for all lots to settle before receiving returns.

Returns Depend on Lot Sales and Fund Distributions

The Fund is contractually entitled to receive $140,000, excluding GST, from the sale of each of the 56 lots after associated funding arrangements. AEG says the resulting $4.1 million estimate is net of Fund costs, with the additional investment returns of approximately $725,000 potentially distributed from March 2027 and final distributions expected shortly after 30 June 2027.

That timing makes the management fee component the more immediate part of the announcement. The investment-return estimate remains a forecast rather than a realised outcome, and the filing does not provide detailed assumptions for individual sales timing or the $725,000 return. The company says Elm Grove is expected to make a significant contribution to FY27 revenue and profitability.

Shareholder Approval Remains a Key Gate

The Management Rights Agreement still requires shareholder approval at an annual general meeting expected on 16 November 2026. Sales and marketing activity can continue before the vote, but the Fund will not pay council contributions or marketing and sales costs until approval is obtained. That condition creates a clear near-term checkpoint between the announced revenue opportunity and its full implementation.

Chinnerys Provides the Larger Test

Elm Grove is small in scale compared with the approximately 3,200-lot Chinnerys Precinct, but AEG is using it as the blueprint for a model in which the Fund does not acquire the underlying land. The company says this reduces capital requirements and avoids the need for dilutive equity funding to acquire land. The model has already been established for Chinnerys, following the Chinnerys funding deed, and the project is targeted to commence in 2027.

AEG has previously estimated that Chinnerys could generate approximately $32 million of annual Fund income at a sales rate of 200 lots a year. That number is an estimate based on a future sales pace, not a current result, making the Elm Grove rollout an important practical test of whether the fee-and-distribution structure works as planned at operating scale.

Bungendore Sales Campaign Moves Into Focus

Elm Grove Heights sits in Bungendore, within the Canberra growth corridor, and the Fund covers stages 2B-1 and 2B-2. A new permanent Bungendore High School is being built next to Stage 2B, with the NSW Government investing approximately $100 million and an opening scheduled for Term 1, 2027. AEG cites the established community, Canberra proximity and education infrastructure as the basis for expecting all 56 lots to sell by June 2027. The next hard evidence will be the shareholder vote, followed by the pace of lot sales and whether monthly fees and later distributions arrive against the company’s forecast timetable.

Bottom Line?

The immediate revenue forecast is significant for AEG, but its credibility will depend on shareholder approval, documented fee payments and the speed of 56 lot sales before the larger Chinnerys rollout.

Questions in the middle?

  • Will shareholders approve the Management Rights Agreement at the expected 16 November 2026 annual meeting?
  • How quickly will the 56 Elm Grove lots sell, and will sales support the forecast $4.1 million net return?
  • Can AEG translate the Elm Grove model into the previously estimated $32 million of annual Chinnerys Fund income from 2027?
