Industrial loan refinance releases $8.5 million

Clime Capital Limited (ASX:CAM) has converted a Victorian industrial development loan into $8.5 million of cash, giving the investment company a realised gain at a time when its unlisted assets remain under scrutiny.

The settlement comprises an expected capital gain of approximately $0.6 million against the loan’s value at 30 June, plus $0.9 million in interest and associated fees. Clime Capital said the combined gain of approximately $1.5 million will be recognised in its FY27 accounts.

Settlement addresses one exposure in qualified accounts

The loan was valued at approximately $7 million at 30 June and represented about 18% of the company’s $36.2 million in unlisted asset and unit trust investments subject to the FY26 audit qualification. That qualification followed uncertainty around the evidence available to support valuations and related income in the unlisted portfolio, an issue outlined in the company’s private debt valuation review.

The cash receipt is therefore more than a routine refinancing update: it replaces one material unlisted loan exposure with settled proceeds and a disclosed gain. The announcement does not state how the funds will be redeployed, nor does it quantify the effect on net tangible assets, portfolio income or future distributions.

Remaining credit book still awaits independent valuations

Clime Capital has appointed independent valuers to assess the remainder of its unlisted credit book and expects to update shareholders before the end of 2026. That work remains the more consequential unresolved element for investors, because today’s settlement addresses only the refinanced loan rather than the full pool covered by the audit qualification.

Bottom Line?

The $8.5 million receipt improves liquidity and crystallises a gain, but the investment case still turns on valuations for the remaining unlisted credit book.

Questions in the middle?

  • Will the independent valuations support the carrying values of the remaining unlisted credit assets?
  • How will the $8.5 million cash release change Clime Capital’s portfolio mix and income profile?
  • Will the FY27 gain and valuation work help resolve the issues behind the FY26 audit qualification?
